This property consists of one large property, renovated into several different businesses and apartments. The upper floors contain six apartments, while the first floor boasts three business storefronts with pedestrian-friendly walkways. Behind these structures Hawkeye built two new carriage houses.

The original structure at this location was a restaurant that had suffered a severe fire. We demolished that structure and created this jewel in the Federal Hill Shopping District.

     
     

Cupcake Factory Locust Point

This construction was a complete gut/rebuild. Features include a tin ceiling, and full commercial kitchen installation. The interior was finished with retro-50s stylings including vintage floor tiles and custom molding.

     
     
The Yards of Federal Hill

Completed: 10-17-2007

We transformed this former brownfield into a luxury townhome development. The project included conducting an environmental remediation with the EPA, installing noise, mold and fire protection through core walls, and pouring an ICF basement.

Many of the individual storefronts pictured here are detailed in other listings on this site. This large-scale project was the beginning of Federal Hill's rapid transformation from an area that *might* become great to a top retail destination within Baltimore City. Hawkeye's work on Charles Street was a diversion from the retail development on Light street, which essentially doubled the traffic and retail potential for the neighborhood
